NOTICE OF SALE 2019-CP-21-00255 BY VIRTUE of a decree heretofore granted in the case of: CitiMortgage, Inc. against Dana R. Brown, Stafford Keels a/k/a Stafford V. Keels, and SC Housing Corp., I, the undersigned Master in Equity for Florence County, will sell on February 1, 2022, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the Florence County Judicial Center, Courtroom 3C, 181 North Irby Street in Florence, South Carolina, to the highest bidder, the following described property, to-wit: All that certain piece, parcel or lot of land lying, being and situate in the County of Florence, State of South Carolina, shown and designated as Lot 14, Block H on a plat of Quinby Forest by Ervin Engineering Company, dated January 20, 1960 and recorded in Plat Book G, Page 56 in the Office of the Clerk of Court for Florence County. Reference is also made to that certain plat made by Prosser Surveying Co., Inc. for Stafford Keels and Dana R. Brown dated September 7, 2006 and recorded in the Office of the Clerk of Court for Florence County in Book 90 at Page 257. Said property being bounded as follows, to-wit: On the West by Bayswater Road for a distance of 103.60 feet and continuing for a distance of 21.20 feet; on the North by Lot 13 for a distance of 199.59 feet; on the East by Lot 3 for a distance of 52 feet and continuing for a distance of 25 feet; and on the South by Lot 15 for a distance of 216.40 feet. Reference being had to the above mentioned maps for a more complete and accurate description. Be all measurements a little more or less. This is the same property conveyed to Dana R. Brown and Stafford Keels by Deed of David W. Hudson and Janice K. Hudson, dated October 31, 2006, recorded November 1, 2006 in Deed Book B52 at page 883. Thereafter by QuitClaim Deed from Stafford Keels to Dana R. Brown, recorded February 12, 2010 in Deed Book B288 at page 1549. Thereafter by Deed from Dana R. Brown to Stafford Keels and Dana R. Brown, dated September 16, 2014, recorded September 17, 2014 in Deed Book B540 at page 1434. Thereafter by Deed from Stafford Keels and Dana R. Brown to Dana R. Brown, dated January 18, 2017, recorded January 24, 2017 in Deed Book B672 at page 431. TMS No. 90142-07-003 Property Address: 4 Bayswater Road, Florence, SC 29506 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Master in Equity may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.
