NOTICE OF SALE 2021-CP-21-02059 BY VIRTUE of a decree heretofore granted in the case of: NewRez LLC d/b/a Shellpoint Mortgage Servicing against Barbara C. Coluzzi, Joseph R. Coluzzi and Hampton Pointe Owners Association, Inc., I, the undersigned Master in Equity for Florence County, will sell on February 1, 2022, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the Florence County Judicial Center, Courtroom 3C, 181 North Irby Street in Florence, South Carolina, to the highest bidder, the following described property, to-wit: Land situated in the County of Florence in the State of SC All that certain piece, parcel or lot of land lying, being and situate in the County of Florence, State of South Carolina, known and designated as Lot No. 217 as shown on a map of Hampton Pointe Subdivision, No 4 by Lind, Hicks and Assoc. dated November 30, 1994 and recorded in the Office of the Clerk of Court for Florence County in Plat Book 55 at Page 450. Also reference map made by Lind, Hicks and Assoc dated August 1, 1995 and recorded in the above mentioned Office in Plat Book 57 at Page 422. Reference being had to the above mentioned map for a more complete and accurate description. Being the same property conveyed unto Barbara C. Coluzzi and Joseph R. Coluzzi by deed from Gregory B. Catoe and Beverly B. Catoe, dated April 30, 2008 and recorded May 1, 2008 in Deed Book B182 at Page 811 in the Office of the Clerk of Court for Florence County, South Carolina. TMS No. 07411-01-039 Property Address: 228 Amesbury Pointe, Florence, SC 29501 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Master in Equity may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 3.9900%.
