SPECIAL REFEREE'S SALE 2020-CP-16-00668 BY VIRTUE of a decree heretofore granted in the case of: South Carolina Federal Credit Union against Robert C. Sanders Jr., et al., I, the undersigned Special Referee for Darlington County, will sell on December 8, 2020 at 12:00 PM, Darlington County Courthouse, One Public Square, Darlington, SC 29532, to the highest bidder: All that certain piece, parcel or lot of land, situate lying and being in the County of Florence, State of South Carolina, shown and designated as a lot containing 0.997_acres on a plat for grantees by William E. Smothers, Jr., dated November 2, 2005 and recorded in Plat Book 201, Page 142, Darlington County Records. Said Property fronts on Timmonsville Highway for a distance 208.11 feet and is bound on the southeast by said highway; on the southwest by other property of Robert C. Sanders; on the northwest and northeast by property of Edward Simmons. Reference said plat for a more complete description. This being the same property conveyed to Robert C. Sanders, Jr. and Robin B. Sanders by deed of Robert C. Sanders and Dorothy H. Sanders recorded January 19, 2006 in the office of the Clerk of Court for Darlington County in Deed Book 1041 at Page 9835. Parcel No. 1660001067 Property Address: 1040 Timmonsville Hwy Darlington, SC 29532 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the other terms of the bid within twenty (20) days, then the Special Referee may re-sell the property on the same terms and conditions on some subsequent Sales Day (at risk of the said highest bidder). A personal or deficiency judgment being expressly demanded by the Plaintiff, the bidding shall remain open after the date of sale. Purchaser to pay for documentary stamps on Special Referee's Deed. The successful bidder will be required to pay interest on the amount of the balance of the bid from date of sale to date of compliance with the bid at the rate of 4.125% per annum.
